Sigma II is a Fabric First build system. Fabric First optimises the performance of the combined materials and components of the build system before considering any adds on such as mechanical or electrical heating systems. With no maintenance or component replacement required, it’s a fit and forget cost efficient option for delivering high performance while reducing the need for energy consumption.
Sigma® II is designed to achieve superior levels of fabric performance with excellent thermal performance and air tightness. Its independent accreditation through BBA and BOPAS ensure it is market leading build system with the capability to meet the mot exacting performance requirements.
Sigma® II is finished with a 50mm air cavity and a range of standard building finishes externally. The innovative C-stud technology can also be applied in party wall applications.
Sigma II provides value above its performance. Site labour time is reduced through the integration of several trades / suppliers into one package, thus eliminating nonvalue adding site processes, which attract hidden capital cost and downstream cost overruns

Boosting productivity
At a time when skills and labour are in short supply, the benefit of a closed panel timber frame system is not just one of product performance. Closed panel solutions offer a high level of offsite manufacture, reducing site process, site time and waste, whilst providing higher levels of assured performance.
Sigma II is fully insulated, with vapour control layers and service battens pre-fitted. Manufactured offsite, this high performance product is faster to build, delivered just in time and installed directly on day of delivery.
So, what does that mean for site productivity. It’s a simple streamlined and reliable process. Sigma II doesn’t require the site construction team to complete any aspect of the super structure build or installation, so you are ready for follow on trades, directly post installation, leaving your site manager to focus on programmes and completions rather than managing materials and labour. With excellent air tightness, thermal bridging and U-values, Sigma® II doesn’t require any site insulation. You’ll have less need for bricklayers in the as the traditional inner brick walls are not required, so you can optimise your bricklayers time to complete outer finish as required.
For added productivity, Sigma II has the option of pre fitted windows, doors and service conduits, significantly reducing on site construction time and boosting productivity further. This builds in assured performance in a more reliable and predictable way.
Cost competitive, Sigma II delivers cost savings in waste removal, services installation, labour, scaffolding, plant and site supervision.
PMV: The Lowdown
Pre-Manufactured Value (PMV) is the financial proportion of a construction project’s material and labour costs derived through offsite pre-manufacturing. It measures all costs incurred before installation including manufacturing, offsite processes, materials, labour and logistics, fixed and variable.
PMV is expressed as a percentage, the higher the percentage, the more components of a project are manufactured and constructed offsite. Our Sigma II system achieves 55% PMV.
PMV is a core part of the Government’s procurement process requiring contractors to demonstrate levels of PMV within each building project for both private and public sector buildings.
There are many benefits of advanced construction methods, from increased productivity, shorter build programmes, better efficiency and more innovative processes, all contributing to lower cost. Most importantly, it offers a better use of available labour.
Both Homes England and the NHBC are keen to increase PMV within construction and Homes England has set a target of 55% PMV to increase innovation and offsite manufacture.
