We asked Greg Morrison,  Managing Director of Concept to Completion to talk through his experience of working with Donaldson Timber Systems and building in timber frame. 

Why change to timber frame and why now?


"Given our business model, which enables us to explore and lead with a range of MMC approaches whilst challenging conventional methods, the timing of our project aligned perfectly with the Concept to Completion model and the Donaldson Timber Systems partnership."

What pressures or challenges were you facing at the time you chose to work with us?

With the industry continually evolving, we were challenged to develop and deliver a new system that improved EPC ratings and overall performance while maintaining a competitive edge.

What were the key outcomes you needed to achieve for your business?


To deliver a new system that genuinely raises the bar for performance and quality in Jersey.
 

How important was long term delivery certainty compared to short term cost?


While cost is always a consideration, long-term delivery certainty was the priority for us. Ensuring the project could be delivered on time, with predictable quality and minimal risk, was critical to maintaining confidence with our stakeholders and meeting expectations. Choosing a partner and system that offered programme reliability was far more valuable than short-term savings.

What would success have looked like for you at the start of the relationship?


Success meant forming a partnership that enabled us to deliver high-quality, energy-efficient homes on programme, with minimal disruption and risk. We wanted a collaborative approach where technical expertise, innovation, and problem-solving were integrated from the outset, ensuring both design and delivery were optimised.

Why offsite?

  • Offsite construction offered consistency, speed, and precision that traditional methods could not match. It allowed us to better control quality, reduce programme risk, and respond to the challenges of labour availability in Jersey. The predictability of offsite methods aligned perfectly with our focus on long-term delivery certainty and increasing performance for our clients.

  • With offsite, much of the critical work is completed in controlled factory conditions, reducing reliance on local labour and weather-dependent delays. This approach gave us a high degree of certainty on timelines, improved overall quality and performance, and mitigated risk across the project lifecycle.

  • Initially, there was some concern about whether timber frame could meet Jersey’s performance standards and our expectations for durability. However, seeing the technical capabilities, engineering precision, and compliance assurance of the system reassured us that offsite timber frame was the right choice.
