What is the affordable housing range?
The affordable housing range is a collection of timber frame homes designed specifically for affordable housing delivery. Each home is engineered from the inside out using a closed panel system.

With a minimum 55 percent Pre-Manufactured Value (PMV), the range aligns with Homes England requirements and modern methods of construction targets. Timber frame offsite construction offers a proven alternative, enabling faster delivery, improved cost control and reduced risk.
Faster construction programmes
Reduced on-site labour requirements
Improved energy efficiency and lower running costs
Consistent quality and performance
Built around four core principles
Sustainable Affordable Housing

Timber frame construction reduces embodied carbon while delivering high-performance building fabric.Closed panel systems improve airtightness and thermal performance, supporting low energy homes and reduced running costs.
Embodied carbon calculations are available to support ESG reporting and funding requirements.

Standardised housing design

High levels of standardisation reduce cost, waste and build time. The range uses a coordinated set of parts including:
-
Standard window sizes
-
Consistent stair layouts
-
Coordinated bathroom and WC designs
-
Standard truss designs
-
Brick module coordination
This simplifies procurement and enables efficient delivery at scale.

Flexible housing solutions
Despite standardisation, flexibility is built in. Homes can be adapted to meet:
-
Local planning requirements
-
Different external materials and finishes
-
Varying space standards across the UK
-
Future adaptability such as ground floor showers and additional storage
This ensures each development can respond to local context without losing efficiency.

Simple modern house design
Homes are designed to be:
-
Easy to build with reduced complexity
-
Efficient to plan with standardised plot depths
-
Comfortable to live in with well-proportioned spaces
-
Bright and practical with considered layouts
This improves both delivery efficiency and resident satisfaction.

Designed for scale and efficiency
The affordable housing range is suitable for:
-
Local authority housing developments
-
Housing association programmes
-
Mixed tenure schemes
-
Strategic land developments
Standardised plot depths and coordinated layouts enable efficient master planning, improved land use and repeatable delivery.
